When I started looking at what was for sale on the internet, I soon noticed that there was many websites offering what was called “rural property in Spain”. Some of them offer good information about what rules apply to this type of property, some seemed only to try to make you believe that any property was just what you where looking for. First of all, not all rural property in Spain can be built on. Second, not all rural properties can be planted as a vineyard. Lets look at what is needed (what I need, that is...) and then what I will need to think about and check before buying any property. Depending on what region in Spain you are looking to buy and establish your vineyard the rules do differ. In most regions the minimum required land to get any sort of building permit on rural land is 20 000 sqm. This used to be only 10 000 sqm but has been raised recently in most regions. Where it is possible to build on rural property the rules vary and you can then build somewhere between 0.5% up to 2% of the land. So before buying anything, check with the local authorities what applies in your region. Can you plant
anything on it? And can you plant vines on it? And if you can plant vines on
it, how is it with water and electricity to the property? Is there a drilled
well on it, and how much water can be pumped out of that well?
Then you have to look at the property, does it really suite to be planted as a new vineyard? Grape vines tend to give a higher yield when planted in rows from north to south rather then east to west, so have a good look at this it is going to affect your vineyards future for ever. Also see what you neighbours are producing, it might not be so good to be next to some one who grows grass-land as when it is harvested a lot of bugs will look for a new source of feeding and you don’t want them all in your little vineyard, they might also bring with them other malicious viruses that can destroy your vineyard. An alternative to all this is of course to by a small rural property already planted with vines, perhaps with an old ruin on it. It is normally easier to get a permit to restore an old ruin then to build a new one, and then you already have your vines growing and producing so you don’t have to wait several years before they start producing vine grapes that you can harvest. Don’t forget to take in to consideration that if you plan to actually produce the wine on your vineyard, you will need to build a building for this too.

Vineyard property: Choosing a property for your own vineyard is ofcourse the very first thing you have to do. There are ofcourse many rurla propertys and "fincas" for sale in Spain, so start looking around. On the net you will find man estate agent in Spain who both speak english and have great experiance on what can be done in diffrent areas on rural property in Spain. Remember that it does take several years to start a vineyard from scratch but then you get is as you want it. For many it might be more realistic to buy a finca with exsisting grape production in spain and develop it. |
